90년대 압구정동 로데오 거리에 이어 2010년대 신사동 가로수길은 강남의 핫플레이스(hot place)로 자리매김했다. 포화상태가 된 중심가로의 상권은 양 옆의 골목길들을 따라 블록 내부로 침투중이다. 가로수길의 ’파생상품‘격인 이 지역을 사람들은 세로수길이라고 부른다. 그 세로수길이 주거지역과 만나는 경계에 ’S+' 빌딩이 자리 잡고 있다.
S+는 복합건물이 되는 것을 전제로 설계되었다. 지하층은 아동 의류매장, 1-2층은 레스토랑, 3층은 빈티지 가구 전시장, 그리고 4층은 컨퍼런스 룸으로 구성된다. 각 층은 주어진 기능에 따라 면밀하게 구성되어 한 건물 내의 공간으로 인식되기 어려울 정도의 풍부한 경험을 제공한다.
지하층은 뒷골목을 연상케 하는 별도의 통로를 통해 진입한다. 1층은 전면 도로의 경사를 따라 입체적으로 구성되고 2, 3층은 전면의 수직 전시공간을 통해 연결되어 있다. 4층은 가로수길 일대는 물론 서울 어디에서도 찾아보기 어려운 6미터 높이의 특별한 공간으로서 중세적 경건함마저 느끼게 한다.
사선제한과 일조권 등 각종 규제에도 불구하고 풍부한 공간과 여유 있는 층고를 확보하기 위하여 플랫슬래브와 현수구조 등 특수 공법을 적용한 것도 이 건물의 특징이다.
S+ 빌딩은 도로의 모퉁이에 위치하며 그 모서리 부분에 당연히 많은 시각적 관심이 집중된다. 2, 3층에 걸쳐 형상된 수직 액자 창은 건물 내부의 다양한 성격을 드러내기 위한 장치다. 계단과 엘리베이터 또한 층별로 처리를 다르게 하여 저층고밀도 복합건물로서 S+ 빌딩이 갖는 도시적 다양성이란 특징을 잘 느낄 수 있도록 하였다.
After the ‘Rodeo Street’ in Apgujeong in the 1990s, ‘Karosoogil’ has since become one of the hottest places in Gangnam. Saturated with commercial activities, Karosoogil’s imprint extends beyond the main street into the narrow alleys in an area called ‘Serosoogil’. S+ is located within this area bordering a residential zone.
S+ is designed as a mixed-use building. It consists of a retail space for children’s clothing in the basement, a restaurant on the 1st and 2nd floors, an antique furniture showroom on the 3rd floor and a conference room on the 4th floor. Each level’s given function requires different design approach, resulting in a surprisingly complex and varied spatial experience within a single building.
The basement can be entered through an alley-like approach. The first floor is stepped following the slope of the street in front; the second and the third floors are connected by a vertical exhibition space. The fourth floor is unique with a 6m-high ceiling which almost gives a sense of medieval holyness. It is a one-of-a-kind space in entire Seoul, not just in Karosoogil areas.
Despite the architectural restrictions for sightlines and daylight setback, the building’s design seeks to create spacious, multi-functional spaces, thanks to special methods such as flat-slabs and suspension structure.
Exploiting its location at a street intersection, the S+ building brings visual attraction to its corner. An exhibition space is framed by the vertical window expanding from the second to the third floor. The stairs and the elevator were designed in response to specific requirement of each floor, a distinctive feature of urban diversity within a low-rise, high-density, mixed-use building.
